Tenancy Deposit Protection

Your landlord is required by law to put your deposit into a Tenancy Deposit Protection Scheme (TDP) within 30 days of your payment, in order to protect your money and ensure that it is promptly returned to you at the end of your tenancy. If your landlord ignores this legal obligation you can sue them for the return of the deposit and a sum that is up to three times the amount of your deposit.

Maintenance of the Property

The law requires that your rental property must be both safe and in a good state of repair. As part of your tenancy agreement, both you and your landlord have obligations towards the upkeep of the property. You are required to take reasonable care of the property and repair any damage that you have caused. Your landlord is also responsible for maintaining the property to an acceptable standard including carrying out repairs and ensuring that all appliances and utilities are checked and meet all health and safety standards. If your landlord doesn’t comply you may be entitled to make a claim against them.
